The Dutch energy label explained: letters, kWh/m² and where to look it up

A Dutch energy label runs from A++++ to G and is based on the calculated primary fossil energy use per square metre per year (kWh/m²). You can look up the registered label of any address for free in EP-Online. Labels registered from 2021 use the NTA 8800 method; older labels used a different method and are not directly comparable.

Old labels versus new labels

Labels issued up to and including 2020 were often based on a simplified method. Statements like 'not extra insulated' on those labels do not prove anything about the current state of the house, and their measure tables use outdated price levels.

When you buy a house with an old label, treat the letter as an indication. A new NTA 8800 label after the renovation is what counts for your lender.

How Netzy tells you in advance what is technically feasible

Before anyone visits, we measure the roof, facade and floor areas of your specific house from the national 3D building model and public registers (BAG, EP-Online). From those areas we calculate the heat demand and, per measure, what it does to the label.

Every assumption gets a certainty percentage and a source. If a key fact is missing (year of construction, floor area or house type), we give no advice rather than filling in an average.

The order is fixed: insulate the building shell first, then install. Ventilation is decided together with the insulation, because once ducts are closed off, heat recovery ventilation is usually no longer possible.

Where can I see the energy label of a house I want to buy?

In EP-Online (ep-online.nl), the official Dutch register. Enter postcode and house number. The listing on Funda usually shows the letter as well.

Who can issue a new energy label?

Only a certified EP adviser, after visiting the house. Netzy can calculate in advance what the label is likely to become after measures; the registration itself is done by an EP adviser.
