From energy label D, E or F to A: what is technically feasible

Most older Dutch houses reach a much better label by insulating the shell first (cavity wall, roof, floor), then adding ventilation with heat recovery, and only then a (hybrid) heat pump and solar panels. Whether A is reachable depends on the measured areas and existing construction of your house, so it must be calculated per house, not promised.

Why the order matters

A heat pump in a poorly insulated house has to be sized larger, costs more to buy and more to run, and is often less comfortable. Insulating first lowers the heat demand, so the installation can be smaller.

Replacing double glazing is rarely the first step: per euro it usually saves less than roof, cavity wall or floor insulation.

What decides whether A is reachable

The Dutch label is calculated with the NTA 8800 method, based on surface areas, insulation values (Rc and U values) and installations. Two houses with the same label letter can need very different measures.

That is why we measure first. For each route we show the label that follows, and the uncertainty. We call that a route indication, not a promise. In specific cases Netzy garant fixes the label step in advance, only when Netzy carries out the measures in the quote.

How Netzy tells you in advance what is technically feasible

Before anyone visits, we measure the roof, facade and floor areas of your specific house from the national 3D building model and public registers (BAG, EP-Online). From those areas we calculate the heat demand and, per measure, what it does to the label.

Every assumption gets a certainty percentage and a source. If a key fact is missing (year of construction, floor area or house type), we give no advice rather than filling in an average.

The order is fixed: insulate the building shell first, then install. Ventilation is decided together with the insulation, because once ducts are closed off, heat recovery ventilation is usually no longer possible.

Frequently asked questions

Can I get label A without a heat pump?

Sometimes, depending on the house. Insulation and solar panels can make a large step, but for many older houses A requires a (hybrid) heat pump as well. This can only be answered after calculating the specific house.

Is a remote scan the same as an official energy label?

No. An official label is registered in EP-Online by a certified EP adviser after an inspection. A scan is a calculated advice on measures, order, cost ranges and subsidy.
