How your energy label affects your Dutch mortgage in 2026
The label-based interest discount
Many Dutch lenders offer a lower interest rate for houses with a better energy label (often called a green discount or duurzaamheidskorting). The discount and the labels that qualify differ per lender and change over time, so we do not publish percentages here.
What matters for you: if you plan to improve the label, ask your adviser whether your lender recalculates the rate after the new label is registered. Then the measures can pay back twice, in lower energy bills and a lower interest rate.
Energy Saving Budget (NHG) and Warmtefonds
With NHG, the Energy Saving Budget (Energiebespaarbudget) allows up to 6% of the value after renovation, fully spent on sustainability measures. The NHG limit 2026 is €470,000, or €498,200 with energy saving measures.
Separately from the mortgage, the Nationaal Warmtefonds offers the Energiebespaarlening from €1,000 to €29,000, at 0% interest if the combined taxable income is below €60,000.

How much interest discount do I get for label A?
That depends on your lender and changes over time. Netzy does not give mortgage advice; a mortgage adviser can compare the label discounts of different lenders for you.
Does the extra borrowing space count against my income?
The label-based extra space for energy saving measures comes on top of what you can borrow on your income, and must be spent on those measures. Your adviser checks the exact conditions.
